SHORT-TERM RENTAL AGREEMENT
Short-Term Rental Agreement between Infinity Rental Group, LLC/Desert-Star Residence, and the Guest/Tenant. Before you make a booking or reservation with us, we urge you to read this Short-Term Rental Agreement carefully. As providers of vacation home rental services, we pride ourselves on handling all aspects of your stay in a professional and attentive manner. Our vacation property, Desert-Star Residence, is made available for occupancy upon receipt of payment, which signifies your acceptance of the terms and conditions outlined in this agreement. We enforce all policies strictly and expect each guest and their party to take responsibility for familiarizing themselves with our rental policies.
BOOKING | RESERVATION DETAILS:
Kindly note that the rental rates provided do not encompass any service fees imposed by third-party listing or booking platforms. These fees are independent of Infinity Rental Group LLC / DESERT-STAR RESIDENCE and are not associated with the rental agreement. You may disregard the Pet Fee and Pet Refundable Security Deposit mentioned above as we don't allow pets as mentioned in Section 21.4 of this rental agreement.
Additional fees and discounts may apply depending on the specific details of your booking or reservation.
By confirming your direct booking reservation, you acknowledge and comprehend the Payment Breakdown outlined above for your reservation. If you made your reservation through a third-party booking platform, their payment breakdown will be applicable.
1) PROPERTY | HOUSE:
1.1-The property available for rent is a fully furnished house located in NorthWest Las Vegas, NV. It features three (3) bedrooms and two (2) full bathrooms, along with a living room, a family room area, a game room area, a small office area. The Owner has ensured that the property is equipped for light housekeeping, and a starter supply of household cleaning and hygiene products will be provided on-site. While Infinity Rental Group, LLC / Desert Star Residence will make an effort to fulfill special requests or provide additional items, these cannot be guaranteed. Please be aware that any furniture, bedding, kitchen equipment, utensils, or other items provided with the property are subject to change without prior notice in case of loss or damage.
During their stay, guests are responsible for procuring additional supplies, as well as all food and beverages. Any loss or damage to the property or furnishings, beyond normal wear and tear, that occurs during their stay will be the responsibility of the guest and may result in charges. Following the guest's departure at the designated check-out time, as approved by the Host or Co-host, representatives from Infinity Rental Group LLC will conduct an inspection of the property. All items within the property are owned by the homeowners, and any broken or malfunctioning items must be promptly reported to the Host or Co-host. Guests are not allowed to make any alterations to the property without proper approval.
2) SUBLETTING OR 3RD PARTY BOOKING & COMMERCIAL FILMING/PHOTOGRAPHY
2.1- The act of subletting or third-party booking of the property (Desert-Star Residence) is strictly forbidden. Non-compliance with this policy will lead to an unapproved reservation, immediate cancellation, or eviction from the premises. In such instances, all funds paid, including any security deposit, will be refunded, excluding the first day of check-in and any subsequent nights already stayed.
2.2 COMMERCIAL FILMING/PHOTOGRAPHY
Any commercial filming or photography is strictly prohibited without obtaining the necessary authorizations and permits. Prior to check-in, the Host or Co-Host must be informed of the intent, and copies of signed permits must be provided. In addition, an extra security deposit may be required as well as an additional fee for the use of commercial filming or photography.
3) LINENS & TOWELS:
3.1-We provide bath towels, sheets, pillows, and blankets for your convenience. Should you require additional linens or towels, our Host/Co-host will do their best to accommodate your request and provide you with extra bath towels, sheets, pillows, and blankets. If, for any reason, the Host/Co-host is unable to fulfill such a request, the guest acknowledges that this does not qualify for a refund or discount option in their reservation/booking.
4) HOME SECURITY CAMERAS INFORMATION & NOISE MONITORING SYSTEM.
4.1- For security purposes, there are a total of five (5) motion-activated security cameras on the premises that record both video and sound continuously. These cameras are positioned solely on the exterior of the property as follows: Camera 1 is situated in the upper right-hand corner of the front entrance door, facing the street and driveway. Camera 2 is placed in the upper left-hand corner of the front entrance door, directed towards the entrance itself. Cameras 3 and 4 are positioned on the upper left and right sides of the house, facing the pathway. Lastly, Camera 5 is located in the upper center of the driveway, capturing footage of both the driveway and the street.
4.2- To ensure compliance with city ordinances regarding noise levels, we have installed three (3) noise monitoring systems at the property, which operate 24/7. These systems align with the regulations outlined in Ordinance (Ord. 722 § 1 (part), 1982: prior code § 7.33.010) (Ord. 724 § 1, 1982; Ord. 722 § 1 (part), 1982: prior code § 7.33.020), which aim to maintain noise levels below (65) decibels. Violation of these provisions can result in a penalty fee of $1,000 imposed by the city, and this fee will be passed on to the guest who violates the city ordinance. To avoid incurring this penalty fee, Infinity Rental Group LLC recommends that guests keep noise to a minimum between the hours of 10:00 PM and 8:00 AM. (Additional information is available in section (21.2) Under DESERT-STAR RESIDENCE HOUSE RULES & RESTRICTIONS.)
5) MAKING RESERVATIONS/BOOKING:
5.1- There are multiple ways to reserve the property known as "Desert-Star Residence." You can make a direct booking by visiting the property's website, www.residencedesert-star.com, which is available 24/7. Alternatively, you can find us listed on popular vacation rentals platforms such as Airbnb, Vrbo, TripAdvisor, Booking.com, FlipKey, and more. To complete a booking, a few additional steps must be taken during the reservation period or within 72 hours of making the reservation/booking.
1. The Short-Term Rental Agreement must be electronically signed and agreed upon during the reservation/booking process.
2. Identity verification is required by submitting a copy of a government-issued ID, or the verification may have already been conducted by our third-party listing site.
Once all these steps and information have been submitted, your reservation/booking will be considered complete, and the selected dates will be blocked. If any required information or steps are missing or incomplete after the 72-hour grace period, your reservation will be automatically canceled. For last-minute bookings made on the same day or within three days, all steps must be completed immediately.
5.2- Formal quotes or inquiries are communicated via email and will be valid for a period of 24 hours. To secure the selected rates and dates, it is necessary to complete a formal booking of the property. Desert-Star Residence employs a hospitality system that dynamically adjusts rates based on occupancy and demand in the area, which means that your rates may change promptly or overnight.
6) PAYMENT:
6.1- Infinity Rental Group LLC/Desert Star Residence exclusively accepts the following payment methods for bookings: Visa, MasterCard, Discover, American Express, and Debit Card. It is essential that the name on the credit card used for the booking matches the guest/tenant's government-issued ID.
6.2- During the reservation process, full payment will be collected immediately. If a guest decides to extend their stay, full payment for the additional day will be collected promptly. This payment request will include the daily rate along with applicable taxes.
7) IDENTITY CHECK:
7.1 As part of the booking reservation process, we kindly request our guests to upload a government-issued ID to ensure their identity and age verification, as our minimum age requirement for booking the property is 21 years old. Rest assured, your identity information is securely guarded by our Property Management Software (PMS) provider, OwnerRez. For detailed information about their Privacy policy, you can visit the provided link (CLICK HERE!).
Moreover, we may utilize Stripe to further verify your identity. To learn more about Stripe's identity check process, please refer to the information below.
STRIPE IDENTITY CHECK:
7.2-To ensure secure and reliable identity verification, we have implemented a streamlined process in partnership with Stripe. This collaboration allows us to programmatically confirm the identities of users worldwide, effectively mitigating fraudulent activities and enhancing trust, safety, and risk operations. By implementing this system, Infinity Rental Group, LLC aims to minimize the risk of scammers attempting to make fraudulent bookings for Desert-Star Residence. Furthermore, it enhances the credibility of our valued guests who are seeking to stay at Desert-Star Residence.
7.2-How Stripe will verify your identity
Stripe utilizes biometric technology to verify your identity by analyzing images of you and your identification documents. In addition to this, they may also leverage other data sources and collaborate with service providers, such as document issuers or authorized record holders, to validate your identity and ensure fraud prevention and security. If you wish to opt out of this verification process, you can do so by contacting Stripe at privacy@stripe.com. It is important to note that Stripe will retain the data collected during this verification process, along with the results, and share them with us at Infinity Rental Group, LLC. only to verify your identity, age, and ownership of the card used to make the reservation. Infinity Rental Group, LLC will not copy, download or share this information from the Stripe service.
7.3-Comment Question | Answers:

How Infinity Rental Group, LLC will use this information?
Infinity Rental Group, LLC will solely utilize this information for the purpose of verifying your identity, age, and ownership of the card used for making the reservation.

Who will have access to this information?
Access to this information will be exclusive to the property owner and the Host & Co-Host of Desert-Star Residence. They can only view this information by logging into the Stripe account, and it is strictly for the purposes mentioned above.

Is it possible for this information to be stored outside of Stripe Services?
Infinity Rental Group, LLC policy strictly prohibits copying, downloading, screen-capturing, storing, sharing, or scanning this information outside of Stripe services, except in cases where it is required by law enforcement or in any court litigation involving the guest.
8) TAXES:
8.1-As per the laws of the state and local government of Nevada, Infinity Rental Group LLC or the Property Owner conducting business in the Short-Term Rental market is obligated to collect lodging taxes. Therefore, a 13% Lodging tax will be included in your booking for the rental property known as Desert-Star Residence, situated in NorthWest Las Vegas.
9) CANCELLATIONS | REFUND:
9.1- Please adhere to the cancellation or refund policy applicable to Reservations/Bookings made through third-party listing sites such as Airbnb, FlipKey, HomeAway, VRBO, Booking.com, Expedia, TripAdvisor, Travelmob, or any other third-party listing site through which you made your Booking/Reservation.
9.2- Infinity Rental Group, LLC / Desert-Star Residence retains the right to cancel any booking, regardless of the reason, at any given time. In the event that Infinity Rental Group, LLC / Desert-Star Residence determines that the renter is in violation of the city ordinance concerning occupancy limits or the number of vehicles allowed, we reserve the right to cancel your booking before or even after your arrival. Overoccupancy will lead to immediate eviction without any refund. It is important to note that Infinity Rental Group, LLC / Desert-Star Residence strictly prohibits weddings, parties, events, or any gathering that may even momentarily breach the city ordinance.
9.3-REFUND POLICY FOR DIRECT BOOKING/RESERVATION ON OUR WEBSITE:
One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 to 3 days prior to the arrival date, a 50% refund will be issued However, if the cancellation occurs after 3 days of the arrival date, no refunds will be provided, resulting in a 100% loss of all payments made. Once the selected dates are reserved and taken off the market due to your priority booking preferences on our property website, they become unavailable to other renters on our 3rd party listing sites. Infinity Rental Group LLC is not obligated to find a replacement renter in such cases. To safeguard against this loss, we highly recommend purchasing Travel Protection Insurance. You have the option to purchase it during the reservation process with us from our 3rd party provider or independently from other preferred Travel Protection Insurance providers.
9.4- Infinity Rental Group LLC / Desert Star Residence does not provide refunds for early departures. If guests anticipate the possibility of their trip being cut short, we highly recommend purchasing Travel Protection Insurance to protect against any potential losses. This insurance will help safeguard your investment and provide coverage in the event of an early departure.
9.5- If you are eligible for a refund, Infinity Rental Group LLC will require up to 24 hours to process it. After this, your financial institution will handle the remaining steps. Please note that it may take up to 7 days for the credit to be posted to your account, and it could take up to 2 billing cycles for the credit to be reflected on your statement.
9.6- ACTS OF GOD / WEATHER-RELATED CANCELLATION:
Infinity Rental Group LLC does not provide refunds for circumstances beyond our control, including acts of nature such as adverse weather conditions, road or snow conditions, extreme heat, hurricanes, earthquakes, floods, forest fires, power outages, water outages, internet outages, or evacuation orders issued by local or state government agencies in our area. These events are beyond the control of Infinity Rental Group LLC and cannot be prevented.
9.7- COVID-19 CANCELLATION:
Infinity Rental Group LLC does not offer refunds for reservations or bookings canceled due to Covid-19 infections, bans, or restrictions. To protect against any potential loss, we highly recommend that guests/tenants purchase Travel Protection Insurance that includes coverage for such circumstances. This will provide the necessary protection and peace of mind in case of unforeseen events related to Covid-19.
9.8- EMERGENCIES CANCELLATION:
For Reservations/Bookings that need to be canceled due to airline cancellations, funerals, car accidents, or guest/tenant hospitalization, Infinity Rental Group LLC will provide a 50% refund. To process the refund, we will require appropriate legal documentation as evidence of these events.
9.9- REFUNDABLE PET DEPOSIT IF APPLICABLE:
A refundable pet deposit of $700 will be collected by Infinity Rental Group, LLC from guests/tenants. This deposit will be clearly stated as an additional charge on your payment breakdown. This deposit may be utilized during the stay to cover any damages caused by the guest/tenant's service animals or pets invited by the guest/tenant. In the event that damages exceed the Refundable Pet Deposit, the guest/tenant agrees to compensate Infinity Rental Group, LLC, or the Owner accordingly. If no damages occur during the guest/tenant's stay, the Refundable Pet Deposit will be returned within 1 to 3 business days following check-out from Desert-Star Residence.
9.10- By making a booking for Desert-Star Residence, I confirm that I have read, understood, and acknowledged Infinity Rental Group LLC's REFUND & CANCELLATION POLICY for the property name ("Desert-Star Residence") as outlined in sections (9)(9.1)(9.2)(9.3)(9.4)(9.5)(9.6)(9.7)(9.8)(9.9) of the Direct booking terms. Additionally, I am aware of and understand the REFUND & CANCELLATION POLICY of the 3rd party listing site through which I made my reservation.
10) TRIP INTERRUPTION | TRAVEL PROTECTION INSURANCE:
Infinity Rental Group LLC strongly advises all guests/tenants to consider purchasing trip cancellation/interruption insurance to safeguard against potential losses. This insurance provides coverage in various situations such as emergencies, severe weather delays, flight/rental car cancellations, job loss, Covid-19 infections, bans/restrictions, funerals, early departures, and more. If you reside in an area prone to natural disasters like hurricanes, earthquakes, forest fires, etc., and are unable to proceed with your trip, we recommend seeking reimbursement through your travel insurance. Additionally, please check with your credit card provider to see if they offer any travel insurance benefits. As part of our commitment to guest satisfaction, Infinity Rental Group LLC has partnered with Rental Guardian through our channel management software to provide Travel Protection Insurance. This optional coverage, costing only 7% of the total trip cost, not only safeguards your vacation investment but also extends coverage to unforeseen circumstances that may result in trip cancellations.
10.1-Comment Question | Answers:
10.2- How can I get coverage? You will have the option to obtain coverage during the booking/reservation process. The cost of this coverage will be included in your booking/reservation fee. If you choose not to purchase this protection during the reservation/booking process, you can simply decline coverage by selecting the option "NO, I do not want travel protection."
10.3-When does my coverage start? Your coverage will become effective once Infinity Rental Group LLC receives your full payment, Security Deposit, and signed Short-Term Agreement, and your reservation has been fully confirmed.
10.4-Who should I contact if I have any questions? For any inquiries, please feel free to contact Rental Guardian Travel Insurance directly at 833-425-5099. Their customer support staff is available 24/7 to assist you with emergency assistance. If you have any questions regarding claims or policy coverage, you can reach them at 833-610-0736. They will be more than happy to address all of your concerns.
10.5-How do I initiate a claim? To file a claim, you can either call 833-610-0736 or visit their website at https://playtravelprotection.com/start-a-claim/. They will guide you through the necessary steps and provide you with the assistance you need to initiate the claims process.
11) GUEST REQUIREMENTS:
11.1- To maintain legal and accounting compliance, the person who holds the credit/debit card is required to conduct the booking. This individual is referred to as the Guest/Tenant. All discussions regarding reservations, cancellations, and damage policies will be exclusively conducted with the Guest and not with any invitees of the Guest. Please note that Infinity Rental Group, LLC only rents its residence, Desert-Star Residence, to adults over the age of 21. Additionally, the minimum standard stay requirement for the property may vary between one (1) to two (2) nights, depending on the reservation period chosen by the guest.
12) DAMAGE WAIVER
12.1- As part of our damage policy, we require a credit card to be kept on file. Rest assured, you will be notified in advance of any charges made to your credit card account. For peace of mind, All reservations come with accidental damage protection insurance (ADEPP) (For more information see below Section (12.2).
12.2-OPTIONAL ACCIDENTAL DAMAGE PROTECTION INSURANCE POLICY:
12.3- Infinity Rental Group, LLC provides the Accidental Damage Enhance Protection Policy (ADEPP) powered by RentalGuardian® and offered through Insure Stays as part of your reservation for Desert-Star Residence. This policy offers comprehensive coverage for accidental damage to the property, eliminating the need for an additional security deposit or charges to your credit card on file. It is important to note that the ADEPP is mandatory for all bookings/reservations to ensure the risk is evenly distributed and provided at a reasonable cost. Please be aware that this insurance excludes Airbnb and VRBO as they offer their own damage insurance policy to hosts/owners via the resolution center. While the policy covers unintentional damages during your stay, intentional damage such as vandalism or theft is not covered, and guests will be held fully responsible for compensating Infinity Rental Group, LLC or the owner for any damage caused at Desert-Star Residence. In the event of accidental damages exceeding the coverage limit provided by the policy, guests are responsible for compensating the difference. The policy offers a maximum benefit of $3,000.00, for the cost of $55.00.
12.4-LONG TERM BOOKING
12.5- Bookings that are more than 30 days require an additional policy for each 30-day period in the stay. For example, a booking that arrives on Jan 15 and departs on Mar 2 (45 nights), with $3,000.00 of coverage, would cost you $110 ($55.00 × 2).
12.6- COMMON QUESTIONS AND ANSWERS ABOUT THE ACCIDENTAL DAMAGE PROTECTION ENHANCE POLICY ("ADEPP"):

12.7- When exactly does the coverage begin? The coverage takes effect on the date and time the guest checks in as a registered guest at the Rental Property (Desert-Star Residence).

12.8-When exactly does the coverage terminate? The coverage ends on the earlier of (1) the normal check-out time on the guest's scheduled check-out date from the Rental Property ( Desert-Star Residence); or (2) the actual departure date of the guest from the Rental Property ( Desert-Star Residence). In other words, if guests leave the property early, the coverage ends when they leave. If the guest leaves the property late, the coverage ends when they should have left.

12.9-Does this policy cover pet damages? The policy does not cover any pet damages. The guest will be liable for any damages caused by their pets during their tenancy.

12.10-Does this policy cover pet liability? The policy does not cover any pet liability.

12.11-Does (ADEPP) insurance cover damage to linens? No, damage to linens is specifically excluded from the policy.

12.12-What are the general exclusion of (ADEPP)? ( guest will be held financially responsible if any of these events mention below from 1 to 7 occur that are covered under the (ADEPP))

Damages arising from special event-related damages from weddings, parties, dances, arts/crafts, conventions, and other large gathering events are excluded.

Damage to property caused by guests not part of the rental-guest-travel party is excluded.

(ADEPP) Is not travel insurance and offers no protection (or reimbursement) to guests for trip cancellation and interruption, transportation expenses, and baggage damage while in transit.

Damage arising from gross negligence, malicious intent, or illegal acts by Your guest/ guest party.
-
Hours logged searching for replacements, picking up items, delivering, and/or filing claims.
-
Damage caused by the movement of motorized vehicles including but not limited to automobiles, boats, ATVs, and golf carts are excluded
-
Damage to bedding and towels.
13) PARKING:
13.1-There are a total of three (3) parking spaces available on the driveway for guests. If needed, guests may also choose to park on the street. Please note that Infinity Rental Group LLC and the property owner cannot be held responsible for any illegally parked cars that may be subject to towing or fines. We strongly advise guests to check street signs and parking regulations before parking their vehicles on the streets. Additionally, we kindly request that guests avoid blocking the parking spaces or driveways of neighboring properties to void any conflict or getting their car towed.
14) PROPERTY CHECK:
14.1-As a guest, you are responsible for any damages that occur during your stay at the property. We kindly request that you inform us immediately if you notice any damage or any unusual occurrences. You can reach us via text message at (702)902-3942 or (702)902-3111, or through the messaging app on our 3rd party listing site within 24 hours of your arrival. For guests who have made a direct booking/reservation, please visit our Contact page at www.residencedesert-star.com/contact or email us at infinityrentalgroup@outlook.com to notify us of any issues or concerns.
15) ARRIVAL TIME | CHECK-IN TIME:
15.1-Check-in is at 4:00 pm. Unless you have been approved by Infinity Rental Group LLC to enter the property earlier. please do not arrive at the property before your scheduled check-in time access will not be granted.
15.2-EARLY CHECK-IN
If you would like to request an early check-in, please feel free to contact us. We will make every effort to accommodate your request, taking into account availability. However, please note that the earliest possible check-in time we can offer is 1:00 PM. We appreciate your understanding and flexibility.
15.3-Infinity Rental Group LLC will provide guests/tenants with access codes a day prior to check-in time (24hrs) via the Airbnb massaging platform. The guest access code is only valid during the guest reservation period.
17) DEPARTURE TIME | CHECK-OUT TIME:
17.1-Our check-out time is at 11:00 am. We kindly request that you respect this designated time to ensure sufficient time for cleaning and preparations for the next guests. We would like to emphasize that unless a late check-out has been specifically approved by the Host or Co-Host, there will be an additional fee of $75.00 for failure to comply with the designated check-out time. We would like to highlight that, considering the tight schedule of our housekeeping service provider, we will make every effort to accommodate late check-out requests. However, we cannot guarantee availability for late check-outs.
17.2-Please be aware that if any guest or member of the rental party stays on the property beyond 12:00 pm, it will be considered a day reservation, and the daily rate will be applied. Thank you for your cooperation in adhering to these check-out policies. If you have any questions or require further clarification, please don't hesitate to contact us.
18) LOST AND FOUND:
18.1-Before checking out, please ensure that you have thoroughly checked underneath the bed, in the closet, bathroom, and drawers to retrieve all your personal items. Infinity Rental Group LLC/Desert-Star Residence is not responsible for any losses or items left behind by guests or their invitees. Please note that Infinity Rental Group LLC / Desert-Star Residence does not have custody or control over such belongings. Any items belonging to the guest/tenant found will be kept for a period of 30 days, after which they will be disposed of.
19) CLEANING FEE(s):
19.1-A one-time cleaning fee of $200.00 is applicable to all reservations and is non-refundable. This fee covers the services of our dedicated housekeeping staff who will thoroughly clean, sanitize, and prepare the property, including dusting, vacuuming, and washing linens and towels, after your departure. Please note that daily housekeeping services are not included in the rental rate.
During your stay, it is the responsibility of the guest(s) to maintain the cleanliness and overall condition of the property. We kindly request that you follow the check-out procedures outlined in this agreement or our Welcoming Book at the property.
Upon check-out, If the house is found to have excessive or unreasonable cleaning an Additional Cleaning Fee will be charged to the guest's/cardholder's credit card at a rate of $100 per hour, with a minimum charge of one hour. This fee also applies to the cleaning of the property's exterior, grounds, and BBQ Grill.
20)MAXIMUM OCCUPANCY:
20.1- Only guests included in the original booking are allowed to check in, unless prior authorization has been granted by the property Host or Co-host. If it comes to our attention that you have exceeded the maximum number of guests specified in the booking or reservation, you agree to an additional charge of $125 per night, per guest. Please be aware that the maximum occupancy for the property is 10 guests. It is crucial to adhere to the occupancy limits for the comfort and safety of all guests. Failure to comply with the occupancy limits and take corrective action within 1 hour of notification will result in the cancellation of your reservation without a refund, as per the terms and conditions of this agreement. If, following the cancellation, you fail to vacate the premises, we reserve the right to involve law enforcement to assist with your removal from the property.
20.2- VISITOR | BUSINESS MEETING:
A visitor refers to someone who is present on the Property for a period of a few hours but not staying overnight. The maximum number of visitors at any given time is limited to THREE (3) per day. Guests are required to inform Infinity Rental Group LLC about any visitors and provide their First Name, Last Name, and Age for emergency record-keeping purposes, ensuring accurate information is available to local responders if needed.
21) DESERT-STAR RESIDENCE HOUSE RULES & RESTRICTIONS:
Guests and their invitees are required to adhere to the Rules & Restrictions set forth by Hosts /Co-Host. Failure to comply with any of the House Rules & Restrictions may result in the Rental Party being asked to vacate the rental property, and the Guest will forfeit all rent paid.
21.1- NO SMOKING AND VAPING INSIDE THE HOUSE
Smoking, including cigarettes, vaping, cannabis, or the use of any illegal substances, is not permitted at Desert-Star Residence. Failure to comply with this policy will result in a smoke remediation cleaning fee, ranging from $150 to $500, which will be charged to the credit card on file. For reservations made through a third-party booking platform, a claim will be initiated on the respective platform.
21.2- EXCESSIVE NOISE
We kindly ask that you respect our neighbors and maintain minimal noise levels between 10:00 PM and 8:00 AM. To ensure compliance, we have installed a noise monitoring system called "Noise aware" around the property, which is set to detect noise levels above 65 decibels. If the noise exceeds this limit, we will receive an automatic notification via text message. Please be aware that in the event the police are called due to excessive noise, a fine of $1,000.00 will be imposed for violating the house rules and restrictions. This policy is strictly enforced in accordance with the city's Compliance Ordinance (Ord. 722 § 1 (part), 1982: prior code § 7.33.030).
21.3- NO PARTIES OR EVENTS
Parties or events, including weddings, bachelor parties, birthdays, baby showers, funeral receptions, dances, arts/crafts, conventions, and other large gatherings, are strictly prohibited at Desert-Star Residence. Non-compliance with this policy will result in the immediate termination of your reservation and forfeiture of all rent paid. Please note that future reservations will not be accepted if this policy is violated.
21.4- NO ANIMALS ALLOW
Pets are strictly prohibited on the property of Desert-Star Residence. If any evidence of animals, such as hair, feces, or urine, is found inside the house, a cleaning and disinfection fee will be charged, ranging from $350.00 to $750.00. Additionally, a penalty fee of $100.00 will be applied for non-compliance with our house rules and restrictions.
21.5- HOME SECURITY
Please ensure that all doors and windows are locked whenever the house is unoccupied.
21.6- CARPET AREA
To maintain cleanliness, we kindly request that you remove your shoes during the rainy season, to prevent any stains or dirt from being tracked inside.
21.7- PYROTECHNICS & FIREWORKS
The use of pyrotechnics and fireworks is strictly prohibited on, in, or around the property at all times. Non-compliance with this policy may result in the cancellation of your booking.
21.8-TRASH
Please ensure that all trash is properly bagged and placed inside the designated trash containers before you leave the property.
21.9-FURNITURE
We kindly request that you only rearrange the furniture if it is necessary to set up the Rollaway bed or Air mattress during your stay. If any furniture is moved, please make sure to return it to its original placement before your departure. Please note that there is a fee of $35 per piece of furniture that needs to be moved back by our housekeeping team to its original position if not done so.
21.10-LIGHTS
Please! Turn off all the lights when you go out.
21.11-CAMERAS - WIFI- SMART LOCK, NOISE MONITORING SYSTEM
Guests are strictly prohibited from tampering with or disconnecting any Wi-Fi, outdoor security camera, smart door lock, or noise monitoring equipment inside or outside the property. Any violation of this policy will result in the immediate termination of their booking/reservation, and the guest will be required to leave the property immediately. Furthermore, all rent paid will be forfeited, and any future reservations will not be accepted.
21.12 INTERNET USAGE RESTRICTION
You agree that you will not:
– give out wireless internet passwords outside of your rental party;
– reset, erase, or modify the router password;
– transmit any material that is unlawful;
– transmit any material that infringes the copyright or other proprietary rights of any party;
– use the internet for excessively high volume data transfers. ( This will result in an additional fee being applied to the guest reservation/booking.
Internet use will terminate immediately if you fail to comply with any of its terms or conditions.
No warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall the Owner, Host, or Co-Host be liable for its use. By electing to use WI-Fi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
21.13 BARBECUES
To ensure everyone's safety, please keep children at least five(5) feet away from the grill area. It is crucial to never leave the grill unattended. Before lighting your gas grill, always ensure that the lid is open. After you have finished grilling, make sure to turn off the gas and confirm that the knobs are in the Off position. If you detect a gas odor prior to cooking, check that all connections are properly secured. If you still smell gas after verifying the connections, immediately move away from the grill and contact the fire department, and notified your Host / Co-Host about the situation. Please refrain from moving the grill from its original place. In the event that the flame goes out on a gas grill, turn off both the grill and the gas and allow at least 15 minutes before attempting to re-light it.
Propane tanks will be filled as necessary or upon notification from guests when they are empty. If you discover that the propane tank has run out during your stay, please contact us, and we will promptly send someone to provide a replacement. In case of any delays, guests are welcome to exchange or refill the propane tanks themselves if they prefer at ( Funny's II: 3550 N Rancho Dr, Las Vegas, NV 89130). If you choose to perform the exchange or refill just provide us with a copy of the receipt, and we will reimburse you. Please note that we only supply propane tanks for barbecues and outdoor heaters.
21.14-SEWER SYSTEM
"DO NOT FLUSH" Anything other than toilet paper. No feminine & baby wipes products should be flushed at any time. If feminine or baby wipes products have been flushed and this clogs the sewer system you will be fully responsible for the cost of the plumbing service company to make the necessary repairs.
21.15-Rules are subject to change at Infinity Rental Group LLC / Desert-Star Residence discretion.
We strongly advise reviewing our Welcoming Book, Website, and Short-Term Rental Agreement for any updates prior to your stay. It is crucial to acquaint yourself with our House Rules & Restrictions before you plan on making a reservation on our 3rd party listing sites. This ensures that you have the latest information and are familiar with our policies and guidelines. If you have already made a reservation and signed our short-term agreement, your booking will be governed by the terms and conditions you have agreed to.
21.16-TENANT/S OR GUEST AGREEMENT:
By making a booking at Desert-Star Residence, the tenant or guest acknowledges and agrees to abide by all House Rules & Restrictions outlined above. Failure to comply with these rules or the receipt of a complaint from a neighbor or local authorities may result in a non-contestable fine of up to $50 for the 2nd warning. In the event of a 3rd warning, the booking/reservation will be terminated, and the guest will be required to vacate the premises immediately with no refund. Please note that future reservations will not be accepted in such cases.
22) GUEST REQUEST | RENTAL EMERGENCIES | MAINTENANCE | MECHANICAL FAILURES:
22.1- If a guest has any concerns or requests regarding the cleanliness, amenities, or repairs of the property (Desert-Star Residence), they must notify the Hosts/ Co-Hosts or its representative within the check-in period and no later than 24 hours after completing the check-in process. It is important to provide us with an opportunity to address and resolve any issues at the property. We will make every reasonable effort to promptly and efficiently address repair requests.
If we do not receive any communication from the guest within the 24-hour period, we will assume that everything is in satisfactory condition. While we ensure that all electrical, plumbing, and mechanical equipment within the property are in proper working order, we cannot guarantee against unforeseen mechanical failures or issues with utilities such as electrical, plumbing, water supply, heating, air conditioning, audio-visual equipment, internet access, cable service, or appliances during the guest's stay.
Guests are required to promptly report any malfunctioning equipment, maintenance needs, or emergencies that could potentially cause significant damage to the property. To comply with the Terms & Conditions of our 3rd party listing sites, guests should use those platforms for communication. For direct bookings, notifications can be sent via www.residencedesert-star.com/contact or email us at infinityrentalgroup@outlook.com. In case of emergencies only, please call (702)902-3942 or (702)902-3111.
Failure to report an emergency or issue in a timely manner, which could result in major property damage due to guest negligence, will make the guest fully responsible for compensating the owners for any additional damages caused. Please note that Infinity Rental Group LLC is not liable for any inconveniences that may arise, and no refunds or rent reductions will be granted due to such failures or issues.
23) RIGHT OF ENTRY
23.1-To ensure prompt resolution of any issues or repairs at the property (Desert-Star Residence), guests are required to inform us about any concerns or complaints. By doing so, guests are authorizing Infinity Rental Group LLC or its representatives to enter the property and address the reported issues. We will notify the guest of our estimated arrival time window for remedying the complaint.
In the event that the guest fails to respond or answer the door upon our arrival within the specified window that was provided, Infinity Rental Group LLC representatives or a third-party company such as (a plumber, electrician, handyman, or AC company) will assume that no one is present at the rental property during that time. In such cases, access to the property will be gained to address the guest's concerns or complaints. Rest assured that all Infinity Rental Group LLC representatives will properly identify themselves to the guest before entering the property. They will provide their full name, the sender's name, and the reason for their visit.
Prior to the arrival, the Host / Co-Host will send a notification to inform the guest about the person who will be arriving to address their concerns or complaints. We prioritize guest safety and aim to ensure transparency and clear communication throughout the process.
Please note that Infinity Rental Group LLC representatives such as property owner, Host, or Co-Host reserves the right to enter the rental property at any time during the guest's stay for various reasons, including investigating disturbances, responding to emergency repair requests, or showing the property to prospective buyers or guests (with prior notification provided in such cases).
24) NOTICE | COMMUNICATIONS Any notice or communication under this Agreement must be in writing and sent via one of the following options:

25)OWNER OBLIGATIONS
25.1-Utility services. For the time of the short-term rental Term, the Owner/Landlord shall pay for all water, gas, electricity, or other public utilities used at or supplied to the Property by the publicly owned utilities. Owner/Landlord Compliance with Laws. At the Owner's cost and expense, the Owner/Landlord shall comply with all Federal, State, County, Municipal, and any other laws, orders, ordinances, rules, and regulations including those of any owner association governing the Property. Which shall impose any duty upon the Owner/Landlord with respect to the Property or the use, occupation, control, or enjoyment thereof, the conduct of any business therein, or the construction, alteration, or demolition of any improvement located on the Property.
26)EXPEDITED EVICTION
26.1 In the event that you commit a significant violation of this agreement, resulting in damage to the property, personal injury to yourself or others, or a breach of local laws or codes, the Owner or agent of Infinity Rental Group reserves the right to terminate your tenancy. For tenancies lasting 30 days or less, the expedited eviction procedures outlined in the Short-Term Rental Agreement Act will be followed.
Under these procedures, you may face eviction if you engage in any of the following violations:

Continuing to occupy the premises after your tenancy has expired.

Materially breaching any provision of this agreement that would, according to the terms of the agreement, lead to the termination of your tenancy.

Failing to pay rent as outlined in this agreement.
-
Obtaining possession of the premises through fraud or misrepresentation.
27)LIMITATION ON LIABILITY CLAUSE
27.1-Infinity Rental Group LLC or the Owners shall not be held responsible for any accidents, injuries, or illnesses that occur to any member of the rental party or the Guest's invitees while at the Desert-Star Residence property. Additionally, Infinity Rental Group LLC or its owners cannot be held liable for any loss of personal belongings or valuables belonging to any member of the rental party or the Guest's invitees. The Guest agrees to assume all risks associated with the use of the Property.
Under no circumstances and under no legal theory, including tort, contract, strict liability, or otherwise, shall Infinity Rental Group LLC or its owners be liable to the Guest or any other person for any damages of any nature whatsoever arising out of or relating to this Agreement, the Guest's rental of the Property, or the use of the Property.
This limitation of liability shall apply to the fullest extent permitted by law. If any provision of this Agreement is found to be unenforceable, the remaining provisions shall continue in full force and effect."
28) INDEMNIFICATION
28.1- The guest acknowledges that the use of the property by the Rental Party and the Guest’s invitees is entirely at their own risk. Guest will indemnify and hold harmless Infinity Rental Group LLC / Desert-Star Residence Or Owners, host, or Co-hosts from all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, including injury or death resulting from the use or occupancy of the rental property ( Desert-Star Residence).
29) GOVERNING LAW
29.1-This Agreement and all matters arising from it will be governed by and interpreted and enforced in accordance with the laws of the State of Nevada, excluding its conflicts of law provisions. Any dispute arising from this Agreement shall first be submitted to mediation, where the parties will attempt to reach a resolution in good faith. If mediation fails to resolve the dispute, the parties agree to submit the dispute to binding arbitration under the rules of the American Arbitration Association (AAA). The arbitration shall be conducted in accordance with the AAA's rules and procedures, and the arbitrator's decision shall be final and binding on the parties.
30) AMENDMENTS
30.1-This Agreement may be amended or modified only by a written agreement signed by both Infinity Rental Group LLC and Guest.
31)NO WAIVER
31.1- Neither Infinity Rental Group LLC nor Guest shall be deemed to have waived any provision of this Agreement or the exercise of any rights held under this Agreement unless such waiver is made expressly and in writing.
32)INVALID CLAUSES:
32.1-Any provision of this Short-Term Rental Agreement that is found unenforceable or invalid shall not affect any other term or provision contained herein and all other provisions of this Rental Agreement shall be enforceable and valid as permitted by applicable laws. If such invalid or unenforceable provisions exist, at Infinity Rental Group LLC's sole discretion, those provisions shall be (a) modified to the extent necessary to comply with such law, or (b) removed from this Rental Agreement and will cease to be a part thereof.
32.2-THE TENANT HAS READ, ACKNOWLEDGES, AND ACCEPTS THE TERMS SET FORTH WITHIN THIS SHORT-TERM RENTAL AGREEMENT AND THE POLICIES INCORPORATED HEREIN INCLUDING PROVISIONS CONCERNING TRAVEL PROTECTION INSURANCE, ACCIDENTAL DAMAGE ENHANCED PROTECTION POLICY(“ADEPP”), AND CANCELLATION & REFUND POLICY. Infinity Rental Group LLC or Owner reserves the right to request a copy of the guest's active driver’s license as an additional provision of the Rental Terms & Conditions as proof of age and reservation/booking verification.
Should the Tenant not understand any provisions herein, he should consult an attorney.
32.3 ENTIRE AGREEMENT: This Agreement represents the entire understanding and agreement between the Parties with respect to the subject matter of this Agreement and supersedes all other negotiations, understandings, and representations (if any) made by and between the Parties.
